As the CCC urges the government to adapt more urgently to climate change challenges, the property industry needs to do the same.

For several years, forward thinking landlords have attempted to introduce into their leases "green" provisions around energy use and conservation.  The balance between the desire to "green up" and the cost of doing so has hampered adoption of green leases but surely now is the time to get serious about the issue.

Over the same period, it has become common for leases to include "uninsured risk" clauses to deal with who pays for repairs caused by risks that have become uninsurable such as flooding in some areas.

Limiting and coping with climate change means changing the way we live.  The built environment contributes around 40% of the UK's total carbon footprint.  The property industry needs to be at the forefront of these changes.
